Where Zone Cleaning meets Modified Cleaning
Zone cleaning is the process of how an area gets cleaned and consists of three steps. They are as follows:
- Cleaning is removing all dirt and grime. The Centers for Disease Control and Prevention recommend first cleaning dirty surfaces with soap and water or another detergent before beginning the disinfecting.
- Sanitizing is used in personal and food areas such as breakrooms, countertops, desks and appliances. Sanitizers are commonly classified as safe for human contact and consumption or E2 rated.
- Disinfecting is the highest grade of emerging viral clean at 99.9999% kill claim (LOG-6). Application and dwell time is important.
Sanitize is a 99.999% germ kill and Disinfect at 99.9999% germ kill.
Both are EPA registered as a pesticides.

The difference between sanitizing and disinfecting comes down to semantics.
Both sanitizing and disinfecting aim to reduce the amount of contamination present on a surface by killing germs, but disinfecting (by definition) kills more germs then sanitizing.
All sanitizers and disinfectants are registered as a pesticide and labeled by law to be used and disposed of properly.
Sanitizing is meant to reduce, not kill the occurrence and growth of bacteria, viruses and fungi.
Disinfecting a surface will "kill" the microscopic organisms and claimed on the label of a particular product.
